Operating in many countries, Gazeley has developed coherent management methods to deliver sustainability reliably and consistently for its customers. Many of the countries we operate in have different regulations, materials availability, customer requirements, infrastructure and environmental concerns. This presents challenges when providing a consistent product for our international customers. To ensure that we provide our customers with the best available sustainability performance around the world, we have combined our procurement and environmental activities into a global Environmental Procurement and Management System (EPMS). The EPMS drives the development and implementation of country-specific sustainability strategies that ensure our customers receive the best possible service and most sustainable warehouses available. At a global level, the EPMS ensures that all of our operations abide by Gazeley's global Environmental Policy, achieve continuous improvement in environmental performance, and meet or exceed regulations. The system also raises environmental awareness and enhances communication between internal and external stakeholders. Through information technology and regular meetings, the EPMS maximizes overall corporate sustainability performance by facilitating the sharing of best practices and technologies across the different regions. |
An innovative and important aspect of the EPMS is the establishment of Expert Networks in each country. The networks are comprised of Gazeley colleagues, and 'Virtual Team' partners. Gazeley's sustainability strategy in each country is implemented primarily through the Expert Networks. While there is some variation between countries, Expert Networks are usually established for the major environmental impact areas of our buildings: • Concrete • Structural frames and envelopes • Mechanical and electrical services • Offices • Project delivery • Biodiversity and habitat • Gazeley's own corporate activities. Implementing the EPMS involves integrating systems that have been in place for years, such as regulatory compliance and performance monitoring, with new activities to form a global system. EPMS activities occur at the country-level and corporate-level. As we enter new markets, the following country-level systems are put in place to ensure effective integration with the global EPMS: • Select a 'country champion' to be the local 'EPMS leader' • Establish a 'base offer'. Gazeley warehouses include at least 11 environmental features plus a range of renewable energy technologies at no extra cost to our customers • Meet regulatory requirements and exceed them whenever possible • Conduct comprehensive life-cycle assessments (LCAs) to establish the environmental performance of a standard distribution building

• Establish the Expert Networks •Develop the environmental impact reduction goals. These are guided by our corporate environmental goals • Develop and implement impact reduction strategies over the short-term (Quick Win), mid-term (Innovation Project) and longer-term (Game Change) • Evaluate the environmental performance of suppliers, contractors and other partners • Implement training, performance monitoring, and reporting systems. At the corporate-level, EPMS systems and responsibilities include: • Supporting country teams in achieving the environmental goals • Maintaining performance evaluation and implementing incentive compensation schemes • Gathering and aggregating country-level performance information • Regularly auditing EPMS systems and operations • Maintaining non-conformance, corrective and preventative action systems • Periodically evaluating the EPMS and modifying as needed to ensure achievement of the environmental goals. |
